Changes planned for Pukekohe.

Over the next five to ten years, Eke Panuku is working to create a more vibrant, competitive, safe and walkable Pukekohe, with better access to employment, education and healthcare.

Guided by the Pukekohe Masterplan, we are taking the Edinburgh Superblock to market to find a partner for this flagship development that will result in many benefits for the whole community.

The Pukekohe Masterplan identifies projects that will drive targeted change in Pukekohe, allowing for new activities and events, safer and better-connected streets, upgraded shop frontages, improved parking facilities, and many other benefits that will be seen over time, all while retaining the unique character of Pukekohe.  Following extensive community, business and stakeholder consultation, the masterplan was endorsed by the Franklin Local Board last year allowing this carefully thought-out urban regeneration programme to get underway.

A key element of the masterplan includes redevelopment of selected sites in and near the centre of town. This will help create more places locals can live and work in centrally as Pukekohe and Franklin continue to grow.

The Edinburgh Superblock is located within the ring-road on the southern edge of the town centre. At around 8,700sqm, its size and location allows a developer to consider a larger footprint, offering a more cohesive outcome across the site to enhance the local economy and invigorate the town centre. Eke Panuku, with the help of CBRE, are taking the superblock to market, looking for expressions of interest from experienced and capable developers who will unlock the potential of this flagship site and bring the vision of the Pukekohe Masterplan to life.

The selected development partner will be required to commit to essential outcomes for this site that include activated street frontages, such as shops and restaurants to provide jobs and business opportunities for locals, and a pedestrian laneway to make it safe and easy for people to move around. New buildings will be high-quality, sustainable and thoughtfully designed.

The Edinburgh Superblock includes the character building at 1 Roulston Street. Our plans for this site have always been to use the space to shine a light on the food bowl that is Franklin, highlighting the area's importance as a major producer of New Zealand’s produce and we will continue to do so until such time as 1 Roulston Street is needed for this regeneration project.

Modest works are underway to clean up the space and a simple modular temporary demonstration kitchen is being installed by Auckland Council’s emerging food business incubator, The Kitchen Project, which will be using the building as a temporary southern hub.

The Kitchen Project team have also undertaken to work with the Eke Panuku placemaking team, the wider Auckland Council whanau, the Franklin Local Board and the Pukekohe Business Association to ensure 1 Roulston Street is well used for the foreseeable future, encouraging new, regular events and innovative uses for the building.   

The Edinburgh Superblock goes to the market on Monday 19 February 2024. Selecting a development partner is a two-stage process that takes time. Specific project outcomes and timeframes will be dependent on the selection of a development partner and more detail will be shared once this is confirmed.
